RESIDENT’S MANUAL

Listed below are tips for the most commonly asked questions:

 


REPAIR REQUESTS

Send repair requests by email or use the link above – text messages are not accepted.

Provide a short description of where & what the issue is. A photo of the issue/location would help to speed up the repair process.


ROTATION SCHEDULES

All housemates must agree upon & follow a rotation schedule for parking, common area cleaning & trash removal.

EXAMPLE:


BATHTUB / SINK CLOGS

Prevent clogs by keeping drain strainers in the drains at all times.

Do not trim hair in the shower or over the sink.

Please ask for a drain strainer if you don’t have one in your tub/sink.


AIR CONDITIONING

AC usage is the primary cause of utilities fee overages.

Adjust the AC temp when no one is home to prevent overages:

85°+ during the summer

65°– during the winter

HOW TO ADJUST TEMPERATURE:

No need to program weekday/weekend settings, follow instructions below:

  1. Turn system to COOL (summer), HEAT (winter)
  2. Turn FAN to AUTO
  3. Press UP or DOWN arrows until “SET” blinks
  4. Press UP or DOWN to adjust temperature
  5. Press HOLD. HOLD will show on the screen. Setting is done.

Large numbers on the left are the current temp, small numbers on the right are the setting temp

GARBAGE DISPOSAL 


Always keep the drain strainers in the drains to prevent clogs from food waste.

Run water into the garbage disposal drain while using the disposal.

It can only handle small amounts of soft food waste.

DO NOT put tough items like coffee grounds, fibrous vegetables, meat, bone, oil, grease, etc. in the disposal – they will clog or break it.


PARKING

Use the parking permit to park in any parking space within the gated complex.

Please avoid the violations listed below to prevent your car from getting towed:
  • Parking without a permit
  • Parking in the same space for more than 72 hours
  • Not displaying permit on rear view mirror
  • Parking in front of a garage door, blocking driveway/trash area
  • Parking next to red curb
  • Parking in the opposite direction of traffic flow
Be aware of street cleaning days when parking outside of the gated complex (Tue & Wed, 10am-12pm).

TRASH & RECYCLING

City View Terrace HomeOwner’s Association charges $250 for trash rule violations.

No bulky items, furniture, mattresses, electronic products, appliances inside/outside the dumpster or in the trash area.

Residents need to bring these items to the curb outside of the front gate & call LA County Dept of Sanitation 1-800-773-8489 for free pick up service.

Black dumpster – regular trash only: Regular trash is un-recyclable household waste that can fit in a 10-15 gallon tall kitchen trash bag.

Trash must go inside the black dumpster, it cannot be left next to it.

If the dumpster is not there please wait until it returns to dispose your trash, do not leave it in out the trash area.

Blue dumpster – recyclable items only: All recycling needs to be placed inside the blue dumpster or right next to it when it is full.

All cardboard boxes must be flattened.


LAUNDRY

Please do not leave laundry unattended – remove your laundry when the cycle is complete.

Dryer – Always clear the lint trap after each dryer use

Washer – Make sure the laundry load is not too big/small and evenly dispersed in the washer.

If the weight distribution of the laundry load is uneven it will cause the washer to loudly shake during the spin cycle.


FRONT GATE

If the front gate is opened frequently in a short period of time, it will pause to prevent overheating the motor.

You will not be able to use the gate during this pause – please wait 5 minutes before trying again.

If it is urgent, you can override the pause by entering the gate code in the pass code panel.

Bicyclists may exit the front gate by pressing the “push button” located at the top of the hill near building 1.


STORAGE

Bikes/motorbikes: Keep bikes/motorbikes inside the garage or unit – do not leave them outside to avoid safety hazards & risk of theft.

Indoor furniture: Do not store indoor furniture (folding chair, mattress, study desk, etc) on the balcony.

If you do not use the provided bedroom furniture, please ask for a free protective storage bag to wrap it & store it in the garage or living room.


MAIL

The outgoing mail slot in the mail area located to the bottom right side of the mailboxes.

DO NOT ORDER VALUABLE ITEMS TO BE DELIVERED BY MAIL

Mail carriers often do not complete deliveries to the front door & instead leave them in the mail area where they are at risk for theft.

Please monitor your package’s arrival date & pick it up immediately upon delivery.

It is not recommended to have valuables sent by mail, it is advised to have the item shipped to a local branch for pickup.

PREVENT MAIL LOSS:

  1. Require package to be delivered to your front door when placing your order
  2. Request a signature confirmation for package delivery*
  3. Order package by certified mail*

*The carrier will need to issue you a notice to obtain your signature to leave your package at your front door.

GFCI PROTECTIVE ELECTRICITY OUTLET

There are GFCI outlets in the bathroom, near the kitchen sink & near the washer/dryer in the garage.

Using too many appliances and/or electronic devices at once will trigger the safety sensor to shut off the power to the outlet.

Remove plugs from outlet & press reset if the outlet shuts off.
