Monthly Utilities Allowance
2 Bedroom unit – Owner pays water up to $60. Residents pays all other utilities – electricity, gas & WIFI
3 Bedroom unit – Owner pays all utilities up to $300. Utilities included in the rent are water, electricity, gas & WIFI.
4 Bedroom unit – Owner pays all utilities up to $390. Utilities included in the rent are water, electricity, gas & WIFI.
If the monthly utilities usage exceeds the allowance amount, then Residents will be billed for the difference equally.
AVOID UTILITIES OVER USAGE
Shut all doors, windows & blinds to keep cool air inside.
Close stairway & kitchen windows/blinds, living room sliding door/blinds
Summer AC temperature setting:
87+ : when no one is home
80+ : on heat wave days ( 85+ degrees outside )
78+ : on hot days ( 80 – 85 degrees outside )
AC TEMP SETTING
No need to program weekday/weekend settings – follow steps below:
1. Set system to COOL
2. Set FAN to AUTO
3. Press UP or DOWN arrow until “SET” blinks
4. Press UP or DOWN to adjust temperature
5. Press HOLD. HOLD will show on the screen. Setting is done!

6. Just press up or down arrow to adjust the temperature after the above setting
This will keep the house cool, prevent electricity over usage and reduce the risk of the AC unit being overrun/breaking down. If the AC stops working you may experience delays in getting a repair because summer is the peak season for all AC contractors & replacement part orders.
Please be mindful of AC usage to prevent paying high electricity fees & avoid being stuck in the heat without AC while waiting for repairs!!!
